As of late, I have been wanting to create a post discussing our availabilities and the people suitable to occupy those availabilities. Instead, I am going to make it short and sweet. This is a cry for every man, woman and child to come to Red Hook, walk along the waterfront, look at one of the most beautiful views in the world (so I think) and try to envision your business, residence, life in Red Hook. In order to supplement your life-change I have something to offer you. At our various facilities along the waterfront I have office, warehouse, studio, outdoor, indoor, garden, roofdeck, chimney, walking, running, skipping, jumping space available. This space is for the most part raw, civil war era, nostalgic, rustic and historically unique. It is begging for someone to come in cherish, love and make their own. Perfect for a business to operate at a low cost and more importantly grow into. I am asking $8 per s/f per year for each warehouse space. “MOUNT MORRIS — The building at 79 N. Main St. has seen better days. And a lot worse.
With curved art deco glass in its street-level storefront, the building once housed a clothing store. For much of its recent history, it was a home for birds entering through broken windows while rainwater destroyed the roof and beams inside.
Now, roomy apartments with hardwood floors and new fixtures are being put in upstairs.
And Greg O’Connell, a Brooklyn real estate developer who in the past two years has become the owner of much of downtown Mount Morris, wants to see a coffee shop in the empty downstairs. That would fill one of the last holes in the chessboard of businesses he is assembling in what had been, at best, a threadbare commercial strip.
A real estate office, Italian restaurant and hair salon all have opened in the Livingston County village’s downtown in recent weeks. Construction crews are fixing up storefronts or renovating second-story apartments in O’Connell-owned buildings, with the renovation work to wrap up by year’s end. Meanwhile, he said he is trying to attract an ethnic restaurant for one retail spot, while a sign company, two antiques dealers and a bakery are lined up for others.
“I can’t finish the retail or residential fast enough,” he said.
O’Connell is responsible for much of the redevelopment in recent years of the Brooklyn neighborhood of Red Hook along the East River. Once crime-ridden, it has become home to artists, light industry, even an IKEA store. O’Connell owns about 1 million square feet of Red Hook property.
Since 2007, he and his commercial real estatebusiness, Pier 41 Associates, have been focused as well on little Mount Morris, spending hundreds of thousands of dollars on a slew of Main and State street buildings in the center of the village as well as a property in Nunda, in southern Livingston County. Most of the properties were empty or had fallen into disrepair.
“There isn’t a business case” for making these investments, O’Connell said. “That’s the fun part for me. It’s the idea of sharing what you’ve learned. I like the idea of being a teacher. The exit strategy — I’m a long-term investor, I guess I don’t have one.”
